OUR JOURNEY
Post sharing multiple requests over 4 years, Owners of Klassik landmark decided to form an association under the provisions of law mandated by KOFA section 10. Our journey as the Klassik Landmark Apartment Owners Cooperative Society began with a group of owners who got nominated and selected unanimously by the house as promoters in the presence of an external witness. The initial set of promoters forwarded a proposal for the formation of the cooperative society to the Registrar of Cooperative Societies (ROCS) under the KCSA 1959 Act in Karnataka.

The ROCS appointed a case officer who visited our complex for inspection, and upon being satisfied with our proposal, directed the chief promoter to open a bank account in the Cooperative Bank of Karnataka. The chief promoter then invited flat owners to become shareholders of the proposed association by depositing a share amount in the Cooperative bank - a crucial step in the formation process.

Once prescribed majority of flat owners subscribed to become shareholders, a general election was called by the ROCS, conducted in the presence of a government officer deputed by the State Election Commission (also known as the returning officer) using a secret ballot (Due to the hurdles created for the association, the determined Klassik landmark apartment owners and members of KLAOCS conducted the election in basement parking lot. The returning officer published the vote counts and informed the same to the ROCS.

The elected representatives were then directed by the ROCS to choose office bearers, and the same was intimated back to the ROCS. The President, Vice President, Treasurer and other board of director (office bearer) were directed by the ROCS to call for the First General Body Meeting.
Today, we are a legally registered association under KCSA 1959 with 220+ strong members and growing who are committed to promoting a sense of community, transparency, and reliability among our members.

Our journey so far has been one of dedication and perseverance. It was not an easy road as it took us over a year to complete the process of forming our cooperative society under the KCSA 1959 act. It took over three years of brainstorming to decide between the right act for our society. Finally, in 2022, we successfully got incorporated.

During this process, we faced significant opposition and inertia by people who didnt prefer to have a legally registered association, The KAOA 1972 act which had so many deficiencies which authorities are working to fix and thus post several corroborations with lawyers and government authorities ,owners of Klassik landmark decided to form cooperative society under KCSA 1959 ACT as per Section 10 of KOFA act, to better protect the interest and welfare of its owner members.

Our first AGM on 5th Nov 2022 was a significant milestone for us, although it was not without its challenges. Few members got physically assaulted to derail the meeting. However, with great enthusiasm and determination, we successfully conducted our 1st AGM and passed resolutions.
Despite the challenges, our commitment to transparency, reliability, and unity have remained unwavering. We continue to strive towards making our society one of the best-managed apartments in the vicinity. Our journey so far is a testament to the strength of community and the power of determination in achieving welfare of owner members of KLAOCS which is now taken as benchmark by several apartments of Karnataka.
